More Homes Hit the Market as Demand Cools

Over the past four weeks ending August 23, we’ve seen a slight uptick in new listings across the US—up 0.4% weekly—with total homes for sale rising by 0.5%. This brings inventory to its highest point since early Q2. Yet, despite more choices, pending home sales have dipped by 1.1% to a six-month low, as elevated housing costs and mortgage rates near 7% continue to keep many buyers on the sidelines. The median home-sale price has edged up 1.9% year-over-year, now above $400K.

As someone who’s guided clients through many shifting markets, I know increased inventory and softer demand open up opportunities for buyers to negotiate—whether it’s for price reductions or concessions, especially on homes that have been listed a few weeks. Sellers are benefiting from realistic pricing that reflects today’s market, rather than chasing last year’s numbers. My approach is always to blend data-driven insight with personal attention, helping you understand how these trends can shape your next move. If you’re weighing your options, now is a time where expertise and strategy make all the difference.
